When Ian decided to use our Accelerated Property Sales Service it wasn’t his house he needed to sell, it was his 70 year old Dad’s.
After a recent health scare Ian wanted to move his Dad closer. Ian lived in Essex and his Dad was over 1 hour and 20 minutes away in Stevenage.
1. The property needed work...
His Dad’s place was in a bit of disarray. As Ian said, it had started going to “rack and ruin”.
It wasn’t a great living situation and Ian had lost track of how bad it had gotten. The carpets were 25 years old and he wouldn’t describe his Dad as a domestic goddess!
The house needed a lot of work and so Ian was faced with a couple of choices...
- Option #1: Full refurb.
Does he gut the place and refurb it to make it nice for his Dad again? It'd be extremely difficult to manage from a distance. And would still leave his dad over an hour away... - Option #2: Sell as-is.
Alternatively, does Ian cut their losses, sell the property, and get his dad a place closer to him and his brother?
When Ian laid out the options, his Dad wanted to move on sooner because the house did have some bad memories from his health issues.
So taking time for a lengthy refurb was off the table. The property had to be sold...
2. Living Far Away Made Things Difficult
This is when Ian started to weigh up the challenges of trying to sell a property 1 hour 20 mins away:
- He couldn’t easily be present for viewings or to meet agents.
- He couldn’t just pop round to work on the property in the evenings after work to tidy it up.
- And with a young family of his own and a full time job, the added distance made it an unmanageable situation.
He thought the condition of the house meant a conventional Estate Agent wasn’t going to be the best fit...
He felt it'd probably be of interest to a property developer, so selling via auction was one alternative he thought might work...
He'd heard of "cash house-buying companies" too - and knew this was the fastest way to sell a home...
So like many of the clients we work with, Ian consulted Google and searched for “We Buy Any House” type services too. He wanted a quick sale after all. And the quicker he could sell his Dad’s house, the quicker he could buy him a better one and move him in.
So speed was of the essence here; Ian wanted to sell the house fast. That was the main driver, and the reason he discounted using conventional Estate Agents.
3. Exploring "Quick-Sale" Alternatives

The purpose of this chat is for me to understand your situation in detail so I can help work out your best course of action.
There are usually five options open to you:
- Sell your property through a conventional Estate Agent .
- Use a home buying company and get a quick cash offer.
- Put your property with an auction house.
- Consider our Accelerated Property Sales Service.
- Do nothing.
4. Working through the options...
It became clear that options 1 and 5 were immediately off the table, and there were downsides with the others too.
- "Do nothing" wasn't an option.
Ian had to sell his Dad’s place so the “do nothing” choice wasn’t an option. - Estate Agents were too slow.
With speed being the key to a successful sale for him, using a conventional Estate Agent was also ruled out.
Ian couldn’t wait 7 months to sell, and he didn’t want all the hassle that comes with using Estate Agents directly. - Auction prices were too low.
Despite the property being a good fit for auction because of its condition, I didn’t think it was the best option for Ian either.
The property developers who buy at auctions would certainly be interested, and it would sell reasonably quickly....
But those buyers also pay the lowest prices! And because the property was still mortgageable, I felt Ian and his dad could do better. - House-Buying Company prices were too low.
I had similar thoughts about Ian using a home buying company too. Yes, he would get a very quick sale... but he had some time to work with... and so I knew we could use that time to get him way more money.

Finally, I explained how, throughout the process, we’d keep Ian in the loop to let him know exactly what was happening.
Ian was happy with what he heard, and decided to come on board.

6. Launching the process

We also consulted him whenever it came to important decisions (like setting the asking price, or accepting offers) - but we always provided as much guidance as possible.

7. Extra help throughout...

Ian needed a house clearance firm to come in and remove the kitchen from his dad's house...

Ian thought he might need to do some work on the property to make it more appealing to a buyer too.

In the end, the sale went through in just 101 days (beating our average by 4 days!)

In Ian’s words, our eventual selling price was “£20,000- £30,000 higher than I was estimating”.
