1. Why Traditional Auction May Be a Better Fit

Modern Auction was designed to attract more mortgage buyers by offering longer timeframes and more flexibility.

In theory, that means more buyers and higher selling prices.

But here’s the catch…

If your property has issues that make it unmortgageable, those buyers can’t proceed anyway.

So you miss out on the key benefit Modern Auction is supposed to offer — and still deal with the downsides.

Traditional Auction, on the other hand, is more suitable for properties with some sort of serious issue.

2. Modern vs Traditional: What’s the Difference?

There are five main differences I'd draw between Modern and Traditional auctions: 

  1. Problem Properties Sell Better at Traditional Auction.
    Traditional auctions attract cash buyers — investors and developers who are comfortable with property problems, and don’t need a mortgage.
  2. Higher Success Rate.
    Around 70% of properties listed at traditional auctions sell successfully. In contrast, some of the largest modern auction firms reportedly sell only 30–40% of the properties they list.

    (It’s hard to find reliable figures—but this is what I’ve heard from insiders.)
  3. Faster Overall.
    On average, expect Traditional auctions to be around 1-2months faster.

    This is partly because modern auction buyers usually get 56 days to complete (vs 28 days in traditional), and partly because modern auction sales are more likely to need multiple attempts to succeed.
  4. Lower Fall-Through Risk.
    Traditional auction sales are legally binding the moment the hammer falls. They have stricter terms and higher deposits too — so fall-throughs are rare.

    By contrast, modern auctions use softer contracts and lower deposits, making fall-throughs about 5x more likely (1% vs 5%).
  5. More Transparency.
    In my experience, modern auctions are far more likely to misrepresent their fees, and inflate valuations to win your business. (This is one of the reasons they often have so many poor reviews.)

    I’ve tended to find traditional auction houses are more upfront with their fees &valuations — and more focused on helping you decide if auction is actually the right thing for you.

If your home’s likely to end up in auction anyway… just go to auction directly.

It’s quick, simple, and you’ll keep the money they’d otherwise make off you.

This can be a long and uncertain road though, depending on your property’s issues. So if that isn’t an option for you—or you want something faster—auction is usually your best option.

It’s a convenient way to get a decent price, and move on with very few headaches.
