That’s because you’re also buying a home, which is always unpredictable. Delays easily creep in, and around one third of transactions fall through.

If something goes wrong with your purchase and you’re already committed to selling via auction, you can end up in a real mess very quickly. (You definitely do not want to end up homeless!)

So in your situation, selling via auction is usually a really risky option. There are better, safer ways to sell quickly and make your onward purchase happen.

In fact, the only way for them to make money would be by buying your home super-cheap.

Don’t worry – there are better selling methods that can get you sold just as quickly, and without such a big hit on your selling price.

Selling by auction is faster than going through an estate agent, but you’ll typically only sell for around 85-90% of your home’s full value.

Why so much less?

  • First, it’s because most buyers aren’t in a position to buy through an auction (or simply don’t want to). This means you end up with fewer buyers competing for your home…
  • Secondly, the buyers who are at auctions are typically there for a bargain. (After all, if they wanted to buy a house at full price they could just scroll through Rightmove and pick one!)

So if your property’s worth around £125,000, you should expect to lose about £15,000 on average!

So if your property's worth around £250,000, you should expect to lose about £30,000 on average!

So if your property's worth around £450,000, you should expect to lose about £50,000 on average!

So if your property's worth around £750,000, you should expect to lose around £100,000 on average!

Based on your priorities of wanting a high selling price, this isn’t going to make sense for you. You’ll end up losing tens of thousands of pounds. If getting the best price is important to you, there are better ways for you to sell.
