It depends on the auction house. Some auction houses are about the same as an estate agent, while others are more expensive.
Interestingly, the largest and most successful auction houses are often the most expensive ones.
For this reason IÂ always suggest not to get too hung up on fees...
One auction house could be ÂŁ1,000 cheaper than another... but if they don't do as good a job of auctioning your home then your highest bid could be ÂŁ10,000 less!
So fees are only a small part of the property sale equation.
I believe in making sure you've got the best company for the job, and bringing them on board irrespective of small differences in fees.
In my experience, you'll end up with a much better outcome overall this way.
Yes, selling to a House-Buying Company is quicker than selling by auction.
HOWEVER...
House-buying companies purchase properties at a huge discount to their value. You'll lose about 20% of your property's value by selling to a house-buying company.
Selling by auction will almost always get you significantly more money.
(We've had a couple of examples of this recently. One reader achieved ÂŁ62,000 more by auction then the house-buying company offered her. Another achieved ÂŁ18,000 more).
Auction takes a few weeks longer, but that's a great return for a few weeks wait. I'd highly recommend waiting.

Yes - one of the best thing about selling by auction is that you can sell your property exactly as it is now.
There's no need to do work, renovations or decorating before you sell.
Some things can make a big difference and can be worth doing. For example, if your property is extremely cluttered we normally suggest clearing it before selling.
The auction house we recommend will suggest any small jobs you can do that are low-effort and high-return.
If you don't want to do these it's fine! Selling as-is is one of the benefits of auctions.
