Is it expensive to sell via auction? 

It depends on the auction house. Some auction houses are about the same as an estate agent, while others are more expensive.

Interestingly, the largest and most successful auction houses are often the most expensive ones.

For this reason I always suggest not to get too hung up on fees...

One auction house could be ÂŁ1,000 cheaper than another... but if they don't do as good a job of auctioning your home then your highest bid could be ÂŁ10,000 less!

So fees are only a small part of the property sale equation.

I believe in making sure you've got the best company for the job, and bringing them on board irrespective of small differences in fees.

In my experience, you'll end up with a much better outcome overall this way.

Would it be quicker to sell to a House-Buying Company?

Yes, selling to a House-Buying Company is quicker than selling by auction.

HOWEVER...

House-buying companies purchase properties at a huge discount to their value. You'll lose about 20% of your property's value by selling to a house-buying company.

Selling by auction will almost always get you significantly more money.

(We've had a couple of examples of this recently. One reader achieved ÂŁ62,000 more by auction then the house-buying company offered her. Another achieved ÂŁ18,000 more).

Auction takes a few weeks longer, but that's a great return for a few weeks wait. I'd highly recommend waiting.

Can I sell my house as-is?

Yes - one of the best thing about selling by auction is that you can sell your property exactly as it is now.

There's no need to do work, renovations or decorating before you sell.

Some things can make a big difference and can be worth doing. For example, if your property is extremely cluttered we normally suggest clearing it before selling.

The auction house we recommend will suggest any small jobs you can do that are low-effort and high-return.

If you don't want to do these it's fine! Selling as-is is one of the benefits of auctions.

Do you have a recommended auction house in my area?

Yes. We've been building our network of recommended auction houses since before we even started Home Selling Expert in 2021.

We have recommended auction houses all over England, Wales & Scotland.

How do you decide which auction houses to recommend?

Our auction house selection process has 4 stages: 

  1. Our proprietary auction software automatically collects real-time performance data from recent auction events across the UK.

    We analyse the performance data to identify the locations, price brackets, and property types that each auction house performs best with.

    We use this information, combined with my own industry experience, to shortlist leading auction houses.
  2. We mystery-shopped over three-dozen auction houses. We wanted to see how responsive they were, what the people were like, and determine how they worked.
  3. Next, we analysed online reviews across multiple platforms (Trustpilot, Feefo, Google and more) to see what other people were saying.
  4. Based on all of the above, we began forming relationships with leading auction houses across the country.
  5. We continue updating our recommendations based on new performance data, and what other Home Selling Expert readers are saying about their auction house.

How does Home Selling Expert make money?

Our service is completely free for home sellers. If you use a company we recommend, the auction house pay us a referral fee.

This is similar to how other consumer advice websites work, such as MoveySavingExpert.co.uk, and how price comparison websites work (such as CompareTheMarket.com, etc).

You don't pay any more in fees for coming through us (in fact, we've negotiated savings for you with many auction houses). The referral fee we're paid is money the auction house would be spending in marketing costs to get customers.

So it's an entirely free service, made viable by referral fees.

Are your auction house recommendations impartial?

Our recommendations are impartial in the sense that we'll recommend the auction house we think is best for you, regardless of how much we stand to earn in referral fees.

Building our network of recommend auction houses is not an exact science though. We factor in all the things we've mentioned elsewhere (data, our mystery-shopping experience, online reputation, my experience operating in and around the auction industry for many years)...

But we also factor in feedback from Home Selling Expert readers. If readers aren't getting on with a company we recommend, we replace them quickly, even if they perform well across other checks.

It's a constant process of managing our relationships and pushing our partners to deliver an ever higher level of service for you, our reader.
